TIPS FOR TENANTS

1. Be prepared- When going to view a rental property be prepared. Have a list of written references on hand: old landlords, friends, employees etc. 

2. Damage Deposit- Look over the rental property before giving a damage deposit. Point out any damage to the landlord. Taking pictures of the damage is a great idea. We all want our deposit back at the end of the rental. 

3. Read the lease over and over- Read the lease carefully before you sign anything. Don’t be afraid to ask any questions. If you don’t ask, you don’t know. Would there be any restrictions on the property like pets, guests etc. 

4. In writing means everything- Get everything in writing from you landlord. This will avoid anything down the road. Don’t forget to keep copies of everything. If you come to a oral agreement, send a letter confirming the agreement. 

5. Demand repairs- You are paying to live in liveable premises. Make sure you rental property is in working order and sanitary. If not, demand the repairs. If the repairs aren’t meet in a reasonable time, take other appropriate action. 

6. Renters Insurance- there are different rental insurance policies out there so make a few phone calls to get the best coverage and rate for your needs. 

7. Safety- Is the location of the rental safe for yourself or your family. Be aware of street traffic, yard and the area of town. 

8. Talk to your landlord- Keep in contact with your landlord, as they should do the same with you. Make sure you see eye to eye on issues that might come up. 

9. Moving- Make sure your landlord knows in ample time that you plan to move out of the rental property. 

10. The eviction notice- If it comes to this, know your rights. Make sure you landlord isn’t doing anything wrong. If you feel your landlord is wrong, fight the eviction. Get in contact with the proper people to deal with the eviction.
